Before buying a property, you should schedule a whole-home plumbing inspection with a licensed plumber. A major purchase, like a home, should be well researched in order to save you from any future problems. This is why home inspections are generally required by lenders prior to closure to protect their investment. Not only will a plumbing inspection determine if there are problems that need to be fixed immediately, you will also learn the plumbing history of the home. Here are a few of the main areas that are covered during a plumbing inspection.

Municipal water supply meters and/or water pumps should provide correct readings and be in proper working order. Water pressures should be analyzed by checking that the lines are located ¾” to one inch directly from the home’s main water source and the pipes are at least a ½” in diameter to provide adequate flow. The water supply shut offs should be inspected and the homeowner should know their locations to prevent massive water damage should a plumbing issue arise in the future.

Plumbing Fixtures

Kitchen and bathroom faucets and water supply lines will be checked for leaks and drips. A dripping faucet or running toilet can cause a huge spike in your utility bill and even the smallest leak can destroy the cabinetry and flooring. These leaks can also produce mold and mildew growth, which can lead to serious health problems.

Water Heater

The plumber will also check for mineral deposit buildup in the tank and for any corrosion that may lead to a short life.

Sewage System

A sewage system inspection will first determine whether the home has a municipal sewer system or a septic tank. If the home has a septic tank, your plumber will locate the tank and the lines and determine how much the tank holds. They will also look for signs of standing water or seepage around the tank or noticeable odors. Since septic tanks can be very expensive to replace or repair, it is important that any problems are fixed prior to closing the deal.
